1. Are H-Haus Homes Available In My State?
H-Haus homes are available in every State throughout the USA and internationally. Please note that H-Haus homes are designed for one type of soils, lateral forces such as wind, seismic activity and snow loading. Adaptation to areas with extreme weather or active seismic conditions requires full architectural and engineering analysis to meet codes for such conditions and requires an additional fee.

2. What Is An H-Haus?
H–Haus has spent years researching construction systems and observing construction sites and learned from experience. Smart planning pays off. Our building designs and construction packages are intended to take full advantage of construction materials that need little field alteration. Couple this idea with most building parts being manufactured off site; like windows, doors, appliances, sheet goods, etc; and you understand the assembled concept.
We design our buildings with pre-existing material dimensions in mind, resulting in less construction waste, reduced building time, and higher quality.

3. How Much Can I Customize My Home?
Start by selecting one of the floor plans. However, if you feel that none of these available plans is the right fit for your needs or your site, we are available for custom home design. We then enter into an A.I.A. owner/architect contract and work with you to develop a custom modified H-Haus plan utilizing
the same construction system as our standard
model homes, and tailor it to your needs and site conditions. Custom designing your home will take longer and cost more than purchasing one of our standard model homes.

4. How Much Do The Professional Services Cost?

The architectural and engineering fees for an
H-Haus are included in the package price of a model. Although we have designed many H-Haus structures there are a few conditions that must be considered on a per site basis. Site evaluation services include the review of local codes, review of a geotechnical report (soils report), review of the existing foundation plan, and specific site-planning design.
H-Haus will provide these services at a one-time
fee for planning services of $5,500. Custom design can be provided at an hourly rate.

5. What is the difference between a prefab and an H-Haus home?
Prefab homes are prefabricated in a factory. They are delivered to your site move in ready, as is a mobile/manufactured home. While the house is built in the factory, foundations and all site work is completed at the site. H-Haus homes are engineered, pre-cut and panelized homes, which require the
home to be assembled and constructed on site.
You will need to hire a general contractor and will have all of the same issues as a standard site built home. H-Haus does provide on-site construction administration at an additional hourly or project fee.

6. How Much Will It Cost?
We have included pricing for our building packages
on this web site. We also show construction costs and breakout pricing options for the freestanding garage, decks, site work and energy packages. Material prices are determined by market conditions that we do not have control over and pricing does change over time. Because our pricing reflects the local market of Santa Fe, New Mexico, your pricing may vary. However, according to the U.S. Census Bureau's web site, residential home prices in the Southwest are about 8% higher than the national average and comparable to building costs in the Northeast.

7. What is the Cost Per Square Foot of H-Ha us Homes?
When we subtract out the costs of the exterior decks and the garage to arrive at a base price of
the gross heated area of the building: In general,
we have provided an itemized breakout of decks, garages and general site development costs. Please note that foundation and site costs assume a flat site with no soil remediation necessary. Site development costs will vary depending on your geographic location. Because H-Ha us will consider any building site, shipping costs must be calculated on a per site basis and are not included in the base package price. H-Ha us has consolidated shipping from a central location within the continental United States, assuring fast response time and efficiency. Similar
to shipping, taxes will be calculated on the municipal tax rate of the building site.

 

8. What Are The Steps Involved To Get A Finished H-Haus Home?
The process is requires the following steps:
Step #1: Select an H-Haus model
Step #2: Complete site survey and geotechnical report
Step #3: Conduct a site evaluation
Step #4: Complete site/building –planning stage
Step #5: Complete an H-Haus building package contract
Step #6: Complete a building contract with licensed general contractor
Step #7: Order an H-Haus building package
Step #8: Commence and complete construction

9. Is There A Free Consultation?

You can call us at any time. Once you have selected your home on the web site. you can e-mail us. We will ask you how you would like us to contact you (by phone or e-mail). We should be able to answer all
your questions by phone. We can meet with you at your site if it is in New Mexico. Traveling to out-of-state building sites is considered an H-Haus reimbursable expense.

10. Do I Need To Establish Site Evaluation Services For an H-Haus Home?
This is an important step to take so we can determine if an H-Haus is right for your site.
Each site has unique conditions and topography,
i.e. flat, slightly sloped, or steep. We also like to check with local code authorities for any construction restrictions, as well as any general building requirements for your site. In addition,
a soils test or “Geotechnical Report” and a site survey are to be performed on the building site.

11. What Happens If I Do Not Have H-Haus Review The Site Evaluation Services For The House On My Site?
If you choose not to retain us to perform this service, we ask that you sign an indemnification waiver relinquishing H-Haus, LLC of responsibility for anything that might come up that makes it not feasible to build an H-Haus on your site.

12. Is The Fee For Establishing Site Evaluation Services Refundable?
If we determine that it is not feasible to build an
H-Haus home on your site the fee is not refundable.

13. Will A Representative of H-Haus Visit My Site?
We prefer to visit your site a number of times during the construction process. If you choose to include us in the site evaluation we will visit your site at this stage. You may have done all of the research yourself and have verified that you can build an H-Haus.
If H-Haus is contracted to provide construction administration, we will visit your site at the major building milestones and any necessary intervals
for field observation of the construction. Our construction services also include the processing
of payment applications, proposal requests, change orders and responding to construction questions.

14. Will H-Haus Do Everything For Me?
We are architects, engineers and designers and provide design and design services related to H-Haus building designs. Because H-Haus has special relationships with our material vendors, we only supply the main building components. H-Haus can assist you with finding a general contractor and of course, the total assembly and finishing of your home. H-Haus is in the process of setting up a national network of affiliated general contractors who are knowledgeable of the H-Haus building system.

15. What Is An Installation Plan?
After you have selected a model home and customized your home with your chosen options, you will then need to select an Installation Plan. We have different plans to choose from. With each plan, you can determine how involved you would like to be with these steps. You may want to build the foundations on your site, or you may choose to use a local contractor. The plans offer flexibility to suit your needs.

16. Can H-Haus Also Do All Of My Site Work?

No. However, H-Haus will assist you in finding a general contractor in your area.

  17. Can An H-Haus Be Built On A Hillside Lot.
Ideally, your location is flat and without any geological impediments like clay or rocky soils. Because of the H-Haus foundation system a hillside lot can be built on within reason. However, your site must also have a flat “staging area” to park a crane, which will lift your engineered panels from the delivery truck and set them on the foundations. There may be instances where your site is too steep to build an H-haus economically. If you have a hillside lot, we recommend you consult with us for a site evaluation.

18. How Long Will construction Take?

According to the U.S. Census Bureau web site, the time necessary to construct a 2,100 square foot custom home is 6.2 months. A comparabe sized
H-Haus will construct in 4 months. After the building components have been delivered to the site, it will take 120 days to assemble the house, finish installation and complete the necessary site work. Keep in mind that financing, securing site permits
and other external factors may affect timing.

19. What Kind Of Warranty Will My H-Haus Home Have?
H-Haus packages come with manufacturer warranty on package items. All applicable statute of limitations will apply for your location. In addition, the manufacturers will provide all of their product warranties.

20. Why Are H-Haus Homes Made Out Of Steel And Not Wood?
Engineered steel tube panel frame construction allows for superior durability during transportation plus larger structural spans for open and airy floor plans. Steel is more fire resistant, mold resistant, and moisture resistant than wood. We use recycled steel, which is a sustainable building material .

21. How High Are The Ceilings?

The interior ceilings vary from plan to plan, 8 feet to 17 feet high.

22. Can I Order The Home Without Cabinets?
We do not offer the option to purchase the homes without the cabinetry because the cabinets are integral to the design. Electrical fixtures, plumbing fixtures and appliances all need to be coordinated with the cabinetry. We want to provide you a home that is well-designed and coordinated at every level.

23. Can I Purchase And Install My Own Appliances?
No. Appliances have specific requirements. They are all different sizes and have different gas, plumbing and electrical requirements. We have designed our cabinetry around the requirements of the appliances we offer.

24. Are H-Haus Homes Green?
We use many renewable and environmentally friendly building materials and heating systems. Our steel framing is made of recycled material. Our flooring is ECO friendly and FSC certified, which means the wood is grown and harvested in a way that protects forests for the long term. Countertop upgrades are of recycled glass and concrete. We have chosen to use energy efficient appliances and equipment. All H-Haus homes come with energy options like solar panels to generate domestic hot water and preheat water for the heating system.

25. Does H-Haus Provide Solar Panels?
H-Haus offers energy packages as options with every model. Currently, H-Haus offers geothermal heating, solar energy panels, rainwater harvesting, and wastewater recycling. The H-Haus infrastructure seamlessly integrates these energy options into the design so your neighbor is unaware of these accessories. You know they exist because your energy bills are affordable.

26. Can The Interior Design Package Be Modified?
Our interior package includes paint colors, paired accessories and high-end lighting in every H-Haus model. These interior packages can be further modified to reflect the individual style and preference of our guests. Besides changing interior wall colors, counter top material, kitchen design, and plumbing fixtures, personal upgrades can be made. You will be working directly with our interior designer who can provide the care and service needed for these sensitive selections. Interior design services are considered additional services.
